Certified true copy of land titles accessible with LRA computerization

ILOILO CITY – The Registries of Deeds of the Land Registration Authority (LRA), serving as the repository of all land titles in the country, is now computerized, making it more accessible for clients to secure certified true copies (CTCs) of their land titles.

Lawyer Giovanni Alfonso F. Miraflores, director of LRA 6 (Western Visayas), said that in the region, only two of the 16 offices of the Registries of Deeds based in Cadiz City and Silay City in Negros Occidental are doing manual transactions for the application of CTCs.

“Since it is computerized, you can get certified copy anywhere in the Philippines because they are already linked,” he said during the Kapihan sa Bagong Pilipinas forum.

However, while the CTC is accessible online, the application for land titling still requires applicants to transact at the registry of deeds office where their property is located.

The processing of titling is 20 working days and three days for the CTC.

According to the LRA, the various offices of the Registry of Deeds in Western Visayas issued 43,890 titles and 81,361 CTC of land titles in 2023.

In addition to CTC and original titles, the Registry of Deeds in 2023 registered 57,988 documents and 8,601 CTC documents.

It also registered deeds for registered and unregistered properties and personal properties under the Chattel Mortgage Law.

Meanwhile, in partnership with the Department of Agrarian Reform (DAR), 3,049 emancipation patents or Certificate of Land Ownership Awards (CLOAs) were registered in 2023, and 1,234 from January to July this year.

It has registered 8,289 electronic titles under the Support to Parcelization of Lands for Individual Titling (SPLIT) Project of DAR in 2023, and 1,914 from January to July 2024. (PNA)
